Dear Residents of the Reserve,

As we look back on the last year we have seen much progress for the Reserve of Turpin and look forward to more in the year ahead.

The years weather provided the first HOA challenge with over 10 inches of snow. I think we would all agree that Ground Systems was a little slow out of the gate, but did provide roads that were initially passable and, in the end, clearing the final ice on the driveways made the following week much safer. This was the first major snowfall for the current board and we are currently doing a cost and performance evaluation.

The architectural plans this year will include the replacement of additional decks which are in the most need. Based on the available capital reserve funds we should probably be able to complete another 10 or 12. This will be in addition to all architectural repairs as needed. As in 2023 concrete work and gutter replacement will be on going and exterior painting is scheduled Cardinal Hill along with road resurfacing for Covey Run.

Landscape plans this year will include cutting back the brush along the perimeter of the Crest and replacing, in the berm coming up the hill on Covey Run S., the dying bushes with 6-foot pine trees. Come this Spring, we hope to have fewer dead box woods and shrubs to replace in the Crest. However, If you do need to have something replaced, please let us know through Contact Admin in the TownSq app.

Over the last two years there have been significant improvement to our recreation facility that includes resurfacing the tennis/pickleball courts, new security fencing and repairing the pool deck. This year, thanks to the efforts of Board member Patrice Hull, the clubhouse will be getting new flooring and counters in the kitchen and the bathrooms.  Also, thank you to Patrice and the assistance of Mimi Frey for coordinating this year’s successful Holiday Lighting party at the clubhouse. We will also be getting new pool umbrellas.

Beginning in 2025, the entire Reserve community has been wired for Alta Fiber. If you would like to find out about pricing and installation you can contact our Alta Fiber community representative Nykky Kirchgessner, 513-596-3985.

On behalf of your HOA Board, thank you for your support of the recent Resolution election.  The next step in the process will be the preparation of a new Homeowners Handbook and a revised copy of the current Declarations which will be made available to all. If you are currently a landlord or planning to sell it is critical that you review these Declarations. Current landlords must submit a copy of current leases to board member Jeff Zalar, at Jeffrey.zalar9@gmail.com. by February 4th, 2025. If your current tenants lease is not on file with the HOA, by this date, you will no longer automatically qualify for the grandfathered lease provision and will not be allowed to continue renting your property. If you are currently not leasing to a tenant and plan to sell your home you may no longer offer it as a rentable property. Should you have any questions please contact the HOA though TownSq where you can find the approved resolutions.

It appears community participation on the TownSq app has exceeded 90%. Since we were one of the first communities to embrace TownSq there are still functions that are coming on line and for now it is primarily serving as a direct link for comments, inquiries and submission of Architecture and Landscape requests. In the next year we hope to activate direct payments and clubhouse rental along with some of the other features. Be assured that your requests on TownSq are seen only by your board and Towne Properties.
