The summer heat has certainly arrived; now we need some rain-free days so the contractors can start doing their work without interruptions.  This has affected landscaping more than anything else, but the hope is that a significant amount of the work can be completed by this date and the balance of the Crest in a few weeks.  Please water the new plantings when you can to insure they continue to be healthy.

Warm weather means pool opening!  Please join us for the grand opening this Saturday.  We will be serving free food and drinks from 12-2.  The parking lot has been resurfaced, new gutters have been installed and a fresh coat of paint is on the way.  The tennis/pickleball court improvements will be done soon, weather permitting.  A new water cooler will be arriving that allows you to fill up your containers.

The Board continues to work on the rental and sign resolutions, and we apologize for the delays but will keep you apprised of the final version plus the next Town Hall to discuss it.

There have been several concrete projects outside of the large annual contract expenses to repair steps and porches that needed immediate attention.  The main contract should be finalized soon and the residents that have projects near them will be notified. The contract to repave Sanctuary Circle and Wildhaven Way is also in the final stages of signing and will require some cooperation from the residents to avoid any disruptions while the work is being done.

As promised in last month’s Board Report, a schedule was posted for the next 4 years 2025-2028 for painting and new gutters.  This year’s gutters are complete, and the painting is in the final stages.  Thanks for your cooperation in helping the contractors to have access when they needed it.

Based on communications received recently, decks are a very hot topic.  As mentioned before, we have 5 decks currently in process or complete that were determined by maintenance inspection.  We hope to complete 8 this year if funds are available.  In the meantime, maintenance is doing a soft wash with mold control on each deck, replacing boards and painting where necessary and developing a list for replacement this fall or in future years.  Thanks for your patience during this process.

The Board has seen an increase in the number of residents putting in new bushes on their property at their expense without a proper improvement application.  It is very important the correct paperwork is used so that Ground Systems knows they are not responsible for the plantings.  Fortunately, with the new TownSq app response time for applications, requests, and questions now usually get responses in days instead of weeks or even longer.
